The Telangana Real Estate Regulatory Authority (TG RERA) has restrained Pranith Koncepts Pvt. Ltd. from marketing, selling, or collecting money for flats in unregistered blocks of its “Pranith Koncepts Ambience” project in Hyderabad.
The authority issued an interim order after finding that the project had secured registration only for Blocks A, C, and D. However, advertisements and sale activities were allegedly carried out for Flats in Blocks B, E, F, and G without mandatory registration under the Real Estate (Regulation & Development) Act, 2016.
Transactions Halted in Unregistered Blocks
Under the interim directions, all transactions related to the unregistered blocks have been stopped. This includes advertisements, bookings, acceptance of payments, and any promotional activity concerning those blocks and additional floors.

TG RERA has made it clear that no sale or financial transaction can take place in these blocks unless formal registration is obtained in accordance with the Act. The order effectively freezes commercial activity linked to the unapproved portions of the project.
Penalty Proceedings Initiated
The authority has also initiated penalty proceedings against the promoter under the provisions of the Real Estate (Regulation & Development) Act, 2016. The proceedings may result in fines and other statutory sanctions, depending on the outcome of the inquiry.
In its observations, TG RERA further noted delays in construction even within the registered blocks. The promoter was also found to have failed in facilitating the formation of the Association of Allottees, a requirement under the law.

The development comes amid continued regulatory scrutiny of real estate projects in Hyderabad. Buyers have been advised to verify RERA registration details before proceeding with bookings to avoid legal and financial risk.
Selling units in unregistered blocks constitutes a violation of statutory provisions, and the latest action underscores the regulator’s intent to enforce compliance across ongoing residential projects in the city.
